Best Plots for Sale in Electronic City Phase 1: 2026 Buyer’s Guide

Let’s be honest — there’s no single “best” plot in Electronic City Phase 1. There’s the best plot for you: one with clean paperwork, sensible roads, the right size for the home in your head, and a total cost you’re comfortable with. This guide is the checklist we’d use if we were buying for our own family.

Why people are looking at plots again

For years, most buyers around Electronic City went straight for apartments. Lately, more families are asking a different question: what if we built our own place? A plot lets you decide the layout, the number of floors, how much garden you keep and where the car goes. You also own the land outright rather than an undivided share of it.

The trade-off is responsibility. You’ll manage construction, approvals for your building plan and the budget for it. That’s why the checks below matter so much.

1. Start with approvals — always

Before you fall for a plot, make sure the layout itself is legally sound. Ask for copies, not verbal assurances:

  • Karnataka RERA registration. Note the number and look it up yourself on the Karnataka RERA portal.
  • Layout plan approval from the relevant planning authority, and the land-use conversion order if the land was previously agricultural.
  • Plot release status. In many approved layouts, a share of plots is held back until civic works are complete. Ask whether the plot you like is released for sale.

2. Check the title, not just the brochure

A beautiful render won’t help you if the land has a messy history. Ask for the title documents and the encumbrance certificate, and find out what property record (khata) the plot will carry and how it is issued. A property lawyer’s review costs little compared with the price of a plot — it’s money well spent.

3. Pick the size for the home you actually want

Around Bengaluru, 30×40 (1,200 sq ft) is the classic size for an independent family home. 30×50 (1,500 sq ft) buys you extra depth — a bigger garden, a home office on the ground floor, or parking for a second car. Before you choose, check setbacks and the number of floors permitted, then sketch a rough floor plan. You’ll know quickly which size feels right.

4. Look closely at roads and infrastructure

Roads are the one thing you can’t change after you buy. Wider roads mean easier access, more light and less congestion when the whole layout is built up. While you’re walking the site, ask about:

  • Water supply and whether lines run up to each plot
  • Sewage treatment and underground drainage
  • Underground power cabling and street lighting
  • Boundary wall, gate and security arrangements

5. Add up the real cost

The plot price is only the starting line. Build a simple spreadsheet with:

  • Land price, plus any premium for corner, park-facing or preferred-facing plots
  • Stamp duty and registration charges at current Karnataka rates
  • Development, club and maintenance charges, if any
  • Your estimated construction cost and timeline

On financing: plot loans usually work differently from home loans, and many banks have conditions around when construction must start. Speak to your bank early so there are no surprises.

6. Visit at the times you’ll actually travel

Google Maps is helpful, but nothing beats driving the route yourself — on a weekday morning, at school pick-up time and on a weekend. You’ll learn more about daily life in an hour than from any brochure.

The short version

Verify approvals and title first. Choose the size for the home you’ll build, not the one that looks cheapest today. Walk the roads, ask about utilities, and add up every cost. Do that, and you’ll find your “best” plot — wherever it is.
